The office keeps whatever remains after the agent and employee shares. This is letting commission charged to the tenant — office revenue, on which VAT is due.
Where the money actually comes from
Letting commission is charged to the tenant and is the office's own income — which is worth stating plainly, because it is accounted for very differently from rent. Rent collected on a landlord's behalf is a liability owed to that landlord; commission is revenue, and VAT is due on it.
The agent and employee shares are an expense against that revenue, not a reduction of it. Booking them as a smaller commission rather than as commission plus expense understates both sides of the profit and loss.

Is the commission subject to VAT?
Letting commission is a service the office provides, so output VAT applies at the standard rate. This calculator shows the commission itself; the VAT sits on top of it. Confirm the treatment for your own circumstances with your accountant.
What if there is no agent on the deal?
Set the agent share to zero and the office keeps that portion. In PropertyDesk this is handled as a direct booking, so the calculation does not silently fail or leave a blank where a share should be.
Is anything I type here stored?
