    Contracts expire without anyone remembering to expire them. Renewal warnings arrive at 90, 60, 30 and 7 days. Cheques carry a status from received through to cleared, bounced or replaced, and a bounce emails the people who need to know the same day.

    Commission splitting

    Set each agent's and each employee's percentage once. Every contract then splits its commission into agent, employee and office shares by itself, and a date-range report shows who is owed what.

    Landlord reporting

    On the first of every month each landlord receives a portfolio statement by email, in their own language, carrying your branding and not ours. It is the cheapest landlord-retention mechanism in the system.

    Official tenancy contract auto-fill

    The real Dubai Land Department Unified Tenancy Contract, filled from your records and handed over as a PDF ready to print and sign. Signature and date boxes stay blank, because the law requires wet ink.

    Double-entry accounting

    31 accounts, 32 voucher templates, eight reports, period locking and an audit log that cannot be edited. Staff pick a named template, never an account. We publish the exact journal for sixteen scenarios so your accountant can check the treatment first.

    Seven UAE invoice types, an A4 tax invoice carrying your TRN, emailed to the client with a delivery log. Recurring monthly schedules, credit notes on their own sequence, partial and split payments, an aging report and a statement of account.

    Landlord portal

    Landlords sign in with an emailed link — no password, no account on your system — and see only their own portfolio across seven tabs. Strictly read-only: there is not a single landlord-facing endpoint that writes data.

    Approvals and governance

    Rules in plain language decide which changes need sign-off. A matching change is held as a before-and-after comparison rather than saved, and the record locks until an approver decides. Usually the first thing an office turns on after a costly mistake.

    Maintenance and contractors

    Tickets from request to closure, a vendor directory, quoted against approved against final cost, and a decision on who pays. Preventive jobs spawn themselves on a cadence, and one screen shows what the office still owes contractors.

    Legal case tracking

    When a dispute goes legal, the case anchors to the contract it came from and collects hearings, court and lawyer fees, recoveries and documents. Fees and recoveries post to the ledger, and a per-lawyer report shows which representation is actually paying for itself.

Why the switches matter

Software gets abandoned when it shows people screens they have no use for. A four-person office that wants to stop losing cheque dates does not need a legal case tracker in the sidebar on day one.

So every non-core module is off until you turn it on. When a module is off its menu entries disappear, its pages refuse to load, and its scheduled jobs do not run — it is genuinely absent rather than merely hidden.

This also means the system grows with the office. The same installation that starts as a cheque tracker becomes an accounting system, then adds governance, without a migration or a different product.
