Splitting an annual rent across four or six cheques by hand is where rounding errors and wrong due dates come from. This does it correctly, free, with nothing to sign up for.

The final cheque absorbs the rounding remainder, so the cheques total the annual rent exactly. Due dates snap to the nearest 1st of a month, except the first cheque, which carries the contract start date.
How the split is calculated
The annual rent is divided equally into whole dirhams, and the final cheque absorbs whatever remainder is left over. That last step is the one people miss: if you round every cheque the same way, the cheques no longer add up to the rent, and the difference surfaces months later as an unexplained balance on the tenant's ledger.
Due dates are written for the 1st of a month, because that is how cheques are actually made out. The tool spreads the cheques evenly across the lease and then snaps each due date to whichever 1st is nearest. The one exception is the first cheque, which keeps the contract start date — snapping it backwards would produce a cheque dated before the lease begins.
Above twelve cheques the snapping stops, because there are not enough months in a year for each cheque to have its own 1st. Those schedules keep the even spread instead.

Is this free, and do I have to sign up?
It is free and there is nothing to sign up for. The calculation runs entirely in your browser — no data is sent anywhere, nothing is stored, and there is no email wall.
Why does the last cheque differ from the others?
Because an annual rent rarely divides into whole dirhams. Splitting AED 100,000 across three cheques gives 33,333.33 each, which cannot be written on a cheque cleanly. The tool issues whole-dirham cheques and puts the remainder on the last one, so the cheques total the rent exactly.
Why do some intervals come out uneven?
Because a cheque count that does not divide into twelve cannot sit on twelve evenly spaced 1sts. Seven cheques across a year, for example, produce a mix of one- and two-month gaps once each date is snapped to the nearest 1st. The alternative is ragged mid-month dates, which is worse on a cheque. The tool also assumes a twelve-month term, which covers the great majority of UAE tenancy contracts.
